There have been many satellite city projects planned in Tanzania and the East African region. So why should Bondeni City be any different?
To understand why Bondeni City will succeed one must look at the context in which the project arose, and go back to the genesis of the Tanzanian Government funded Arusha City master plan of 2016. For many years Arusha has been one of the fastest growing cities in East Africa. Regrettably, most of this growth has been haphazard and unplanned. During the formulation stage of the City master plan, the Arusha City Council recognised the need to be involved in creating an example of how their newly expanded city could be developed, and in this regard they sought to partner with holders of large undeveloped tranches of land within the City limits. Through this search they came into contact with the holders of a prime piece of farm land in the Oljoro area.
The Bondeni City project is set on 1,000 acres of land in a picturesque valley surrounded by rolling hills, mountains and seasonal rivers. The area has been planned since its inception stage and is subject to a comprehensive MOU between its owners and Arusha City Council. The site lies in Oljoro some 15 km from Arusha clock tower and immediately off the Oljoro roundabout on the new East African by pass.
Bondeni City has been master planned along the work, live, play principle and is designed to not only enable an affordable life style but also to accommodate all the necessary features and services of a smart city of the future including the provision of piped gas, fibre optic cabling and a modern sewage system. Additionally, studies are underway for establishment of a solar renewable energy plant to cater for the entire satellite city area.
The Bondeni City project has been four years in the making involving numerous consultants as well as the Arusha City Council all who have put in a tremendous number of hours into the planning.
It is a project which will change the face of Arusha in the years to come. The project area encompasses a mix of different sized residential clusters with plots ranging from 300 – 2,000 square metres all uniquely designed along with sample housing for each area. In addition, there is a large commercial strip to cater for high end offices, showrooms and institutional use. There is a well set out light industrial zone as well as many recreational areas and open spaces. An ambitious feature of the project is to establish a crystal lagoon measuring some eight acres to be surrounded by apartment blocks, hotels and restaurants.
Due to the close involvement of the Arusha City Council, Bondeni City is assured of provision and maintenance of all infrastructural requirements to enable it to grow in a well managed fashion. There will be an emphasis on landscaping and greenery as well as creative design of the surrounding seasonal rivers to add still more attractive features.
As with a project of this size it is important that it is rolled out in a phased manner.
